The Renaissance Packing House Townhomes are just south of the Anaheim Packing House. It lies along Anaheim Blvd., between Water St. and Stueckle Ave., and also includes the vacant lot on the south side of Stueckle.
The properties currently have a used car dealership, automotive repair shops, and the shuttered Tony's Deli. The property on the south side of Stueckle is a vacant lot, which is being acquired from the city's Housing Authority. The convenience store and Al's Auto on the northwest corner of Anaheim and Stueckle are not a part of the community and will remain. The city's General Plan already allows for multi-family housing to be built on the properties.
The townhomes are a for-sale product, though some individuals who purchase them may elect to rent them out to others. Home ownership brings individuals and families who become invested in their community, and make great neighbors!
No. Based on the unit counts, the city code requires 57 parking spaces within the development, which includes both garages and open parking spaces. The Renaissance Packing House Townhomes has a total of 91 parking spaces - 34 more than is required. Adjacent neighborhoods will not be impacted by the new residents.
Yes, 4 of the 34 townhomes will be reserved for sale to families at the "moderate" income level. This helps the city meet its obligations to provide affordable housing under state law.
We are currently engaged in the "entitlement" process with the city to obtain approvals to construct the townhomes. We anticipate breaking ground towards the end of 2025, with completion mid-late 2026.
First, parking, which we understand is a major concern in the area. The community is overparked, with 34 more on-site parking spaces than is required by city code. Other recently approved housing developments in the area had lower parking ratios than the Renaissance Packing House Townhomes. We want to be good neighbors!
Second, there will be a Home Owners Association (HOA) that ensures the community will be kept clean and in good repair (the HOA will only be for the townhomes, not the surrounding neighborhoods).
And third, the community has been carefully designed to meet required codes regarding open space, setbacks, building heights, etc. with minimal waiver from design standards and only where precedent exists in the area.
